Update December 14, 2016  I was told that Realtor Bryan Abrams was known as "Mr. Studio City" and now I know why. He has been specializing in real estate in Studio City since 1999 but he is also devoted to the community and sponsors many community events including one of his favorites -- a giant gingerbread house building event at a yearly Studio City community event at a local park. At the 2016 event, which probably ranks as the single biggest gingerbread house building event, we discussed gingerbread house building and selling real estate. Update April 11, 2016  Let's face it, there are a lot of real estate agents who would like to get your listing when you want to sell, and then when your property does sell that listing agent is going to get paid. Unfortunately for you -- that listing agent is going to get paid whether that agent did any work or not to get your home sold and to get the best price. Some of the biggest earning real estate agents in the industry do nothing but sign home sellers to contracts and then these "listing agents" as they are called sit back and let other agents bring in the buyers.

This is why it is important that you interview your agent before you sign a listing agreement. You want an agent who will actually get involved not only in marketing your home but being sure it is marketed to the best potential buyers who will bring you the best offers with the top dollar and make the quickest sales.

Frankly, any real estate agent can list a home but only a top real estate agent will work to get you the best sale. Realtor Robin Shores of Berkshire Hathaway Home Serices told me that she wants to get your home sold as quickly as possible. She believes in modern marketing which goes beyond door hangers and typical ads in publications that no one reads. Update January 19, 2016  Before you sign a listing agreement with a real estate agent or service be sure you fully understand what's included in the listing contract. Is it simply an agreement to add your home to an Internet site or multiple listing service that various real estate agents use? Or, are you going to get additional services as part of the listing agreement and the commission that the real estate agent will charge you when your home is sold?

How long are you tied to this real estate agent and to this listing agreement? Is there a firm expiration date and is there an opportunity to get out of the agreement within a reasonable period of time if you feel the real estate company is not fulfilling their end of the deal?

If the listing agreement includes items such as marketing and advertising of your home or property for sale specifically what marketing and what advertising will take place? Will there be newspaper ads or postcards or door hangers and how many of these will there be? Will there be television and radio and Internet marketing? Is the real estate professional going to put your home on a website complete with pictures and a description of the property and how will this website be promoted? Will there be a video put on YouTube and how will this video on YouTube be promoted?

Will there be an open house to promote your property and how with the open house be advertised? Who will be responsible for damages during the open house event and who will pay for cleaning the carpet should it become soiled?

Before you sign be sure you know what you're getting and if the real estate professional wants to charge you for any of these services shop around with other real estate offices to see if they can offer you a better deal.
